Why Real Estate Agents are worth every penny.
***********

1/ Handling your own sale means you will be responsible for placing ads, answering phones

and showing your home to strangers. A real estate agent has marketing systems in place for listing and selling homes.

2/ An agent will take the potential buyer through the home at scheduled times, an agent can sell the house, not just show it.

3/ The Agent is experienced in the local market and will help you with the selling price.

4/ The agent will negotiate with buyer for you.

5/ The agent can find qualified buyers.

6/ An agent can offer advice on preparing

the house for a faster sale, and sell for closer to the asking price.

7/ When your selling on your own, buyers

who know you are saving on an agent’s commission may offer less for your home, wiping out the financial incentive to do it all yourself.

Repair Tips for

your Home

Tips on finding the right
Mortgage for your Home

*******

1/ Building regulations vary from municipality to municipality. It is important that you understand how your intended renovation project fits with your local building by-laws.

Before beginning, find out what building permits you will require. Many municipalities publish information about building codes on their web sites and who you can contact with any questions.

2/ Plan out your project carefully. Make sure you have enough time, money and supplies to complete the job. If you cannot live in your home for a period during the renovations,

extending could become costly.

3/ If you hire a professional contractor for your renovation project it is important that you are comfortable with the contractors ability. Try ask your realtor for a referral.

1/ If the payments are about the same, you will be further ahead financially by making payments on a mortgaged home rather than paying rent on a house or apartment.

2/ Paying down your mortgage is like earning the interest that you are paying on it, tax free.

3/ When renewing your loan or selling your house, look for options and features that afford you with the maximum amount of flexibility.

4/ The faster you pay down your mortgage, the sooner you will have extra capital for investments.
5/ Making weekly payments on your mortgage is an effective way of paying off the debt quickly.

Fire Prevention Safety Tips for your Kitchen

******

  • Stay in the kitchen when you are frying, grilling, broiling, or boiling food.
If you must leave the the room even for a short period, turn off the stove.
  • Keep cooking areas clean and clear of combustibles (e.g. potholders, towels, rags, drapes and food packaging).
  • Keep children away from cooking areas by enforcing a “kid-free zone”
of 3 feet around the stove.
  • If you have a fire in your microwave, turn it off immediately and keep
the door closed. Never open the door until the fire is completely out.
If in doubt, get out of the home & call 911.
  • Always keep an oven mitt and a lid nearby. If a small grease fire starts
in a pan, smother the flames by carefully sliding the lid over the pan (make sure you are wearing the oven mitt). Turn off the burner and slide the pan off the burner.
  • Never pour water on a grease fire. If the fire does not go out, get out of the home and call 911.
  • If an oven fire starts, turn off the heat and keep the door closed to prevent flames from burning you or your clothing. If the fire does not go out, get
out of the home and call the fire department.
  • To avoid the accumulation of grease, always clean the vent screen
above your stove. You can put these in the dishwasher! If you cook frequently with oils, butter, and grease, make sure to clean it at least once a month.
  • Keep a fire extinguisher in the kitchen & learn how to use it.
  • Smoke alarms are an important LEVEL 2 fire prevention installation in your home and is now the law in most states and provinces, but please remember
a smoke alarm is only triggered when smoke or fire has been detected.
If you or someone in your home becomes easily distracted from the stove, wear a LEVEL 1 Clip-On Stove Alert that reminds you every three minutes
that the stove is on ... so that a fire does not happen in the first place.
  • Install a StoveAlert speaker system by each entrance in your home that warns home occupants to "please check the stove" before leaving the house. The quiet speaker system is automatically triggered when the door is opened generating a reminder announcement.

Did you know? Unattended cooking is the leading cause of household fires in North America with an estimated 14,000,000 unreported home fires in
Canada & the U.S. last year.

From the 69% of reported house fires,
Government statistics reported - 54% of stove users were in another room in the house when the fire started.

An important message from former Search & Rescue professionals: Before you or a family member turn on your stove ... activate the 3 minute audio reminder at the top right of this page, so that you'll be alerted in the event you become distracted from the stove. Adjust the volume on your computer speaker as needed. Stove Alert saves lives and property! Make this site your home on the net so you can easily access this free safety audio reminder every time you use your stove. Prevent a fire from starting in your home!

Security Tips for your Home
  • If you have a faulty alarm that frequently goes off, get it fixed immediately and tell your neighbors that it's been repaired. Many people ignore an alarm that goes off periodically.
  • Before turning your house key over to a professional house cleaner for several hours, make sure the person is honest and reputable as well as hardworking. Check all references thoroughly. If the house cleaner is from
a firm, call your local Better Business Bureau to check on the firm's reputation.
  • Instead of keeping a spare key in a mailbox, under the doormat, or on a nail behind the garage, wrap the key in foil -- or put it in a 35mm film can -- and bury it where you can easily find it if you need it.
  • Don't leave notes for service people or family on the door. These act as a welcome mat for a burglar.
  • If the entrances to your home are dark, consider installing lighting with an
infrared detector. Most thieves don't want to be observed trying to get in.
  • Talk to your neighbors about any suspicious people or strange cars you notice lurking about.
  • To keep your tools from being stolen, paint the handles. Thieves avoid items that are easy to identify.
  • Trees located near windows or shrubbery that might shield a burglar from view can be major flaws in your home-protection plan. Consider your landscaping plan in light of your protection needs.
  • Ask for credentials from any sales-person who requests entry to your home.
Ask that their ID be pushed under the door. Many professional burglars use this cover to check out homes. If you're doubtful, check with the person's office before letting him/her in.
  • Do not list your full name on your mailbox or your entry in the telephone book. Use only your initial and your last name.
  • If someone comes to your door asking to use the phone to call a mechanic or the police, keep the door locked and make the call yourself.

How we rate

the hazards

of

unattended

cooking

          Level 1
A family member cooking

in the kitchen has been distracted from the stove for one of many reasons. This should never be allowed to happen, but unfortunately it

is the # 1 cause of house-

hold fires and fire deaths.

Level 2

A fire & smoke detection

system in the house has
been triggered by heavy

smoke coming from the
stove but fortunately they
have been able to turn the
stove off and safely put out
the flame by extinguisher.

Level 3

A fire & smoke detection system in the house has been triggered by smoke

& flames coming from the stove with the strong possibility of it spreading throughout the kitchen if not immediately controlled.

     Level 4***

When you call 911, emergency crews will be dispatched and will soon arrive on location. It is
most important that everyone is evacuated from the house. Do not re-enter the home. Every- one should gather outside at your designated meeting area.

Results

The Audible Stove Alert system can alert the person that has been distracted from the stove which is the number 1 cause of kitchen fires. They now attend to the stove and a fire has been averted!

This level 2 can still be extremely hazardous for anyone, especially for children, slower moving seniors, the challenged and untrained persons.

Remember, smoke alarms are trigger when smoke is detected!

All home occupants

should be evacuated immediately. Call 911.
Only trained adult occupants should attempt to put out at safe distance with a proper full fire extinguisher.

Make certain all home occupants are safely outside of your house, preferably in front of the house. Hopefully emergency crews can save your home. Safe departure
is always first priority!
